Board Meeting Minutes from 05 July 2022
(in person at Sandra Wilt’s House)
Board Member Attendees: Sandra Wilt, Mike Pastor, Dexter Blois (by phone), Heather Peery, Monica Lepp, Jeanne Yazinski.
Board Members Absent: Tera Pauley & Matt Gillis.
- This meeting was called to order by Sandra Wilt, President, at 6:58 PM. This meeting was audio recorded by Mike to aid minutes preparation.
- May Meeting Minutes of the H.O.A. Board
- Dexter made a motion to accept the May 9, 2022, Monthly Board Meeting Minutes as distributed via e-mail. Heather seconded his motion. The board members voted and approved the motion unanimously.
- Treasurer’s Report
- Dexter distributed the treasurer’s reports via e-mail on June 6, 2022 of income & expenses through May 31, 2022 and on July 1, 2022 of income & expenses through June 30, 2022.
- Checking Account Balance is $24,513.
- Savings Account Balance is $43,527.
- Chronologically through 6/30 we have gone 50% of the year.
- So far 60.1% of the budgeted expenditures have been spent. Remember many expenses are prepaid in advance for the full year and we had two unexpected major costs, as follows.
- Irrigation repairs have cost $1,980 to date for the manifold system and valves.
- The pond fountain has cost $3,175 to date. It is working great and approximately six feet higher than in the past
- Both these major expenses were necessary.
- Attorney fees of $833 to update our HOA Fines regulations.
- The last resident has paid their 2022 dues (including legal fee and late fines)
- Mike made a motion to accept the Treasurer’s Report, Jeanne seconded it, and a vote of the board members unanimously approved it.

1213 Thornbury Ct – Staining wood fence

1516 Cashiers Dr – Solar pool system for roof
Current Violations:
1551 Victoria Wy – Vines are returning on the home
1631 Charlemagne Ct – Mailbox partially unpainted (2nd notice)
Resolved Violations:
1609 High Hampton – Basketball hoop in driveway moved behind front wall of residence in compliance
1531 Hawkesbury Ct – No landscaping – ARB submitted
Yard of the Month:
1212 Thornbury Ct – the Bob Ellis residence
Pond Fountain:
The electrical panel, timer, motor and pump were replaced.
It is working as it should and better than ever.
Irrigation System:
Four of the 5 valves were replaced. One had totally failed and three were leaking. This led to loss of water pressure as multiple zones ran concurrently preventing pop-up sprinklers from popping up.
Heather requested the irrigation tech contact her every time he comes.
Winter Garden Police:
Heather requested Winter Garden Police attend our September 12 HOA Board Meeting to share area crime trends, suggestions and to answer any questions.
OLD BUSINESS
- County Grant (Add Aerator to Pond)
- The grant application was submitted on June 12 and accepted.
- Dexter requested a status update July 5th and is awaiting a reply.
- Adjournment – Sandra adjourned the meeting at 7:12 PM.
Next Board Meeting is scheduled on Monday, September 12th at 7:00 PM. at Sandra Wilt’s Back Porch at 1630 Victoria Way.
